Georgia has a growing senior community which will increasing expand in the future. So there is also an increasing supply of senior communities that will fill that senior housing need. Metro Atlanta with it's large population, has and will see the greatest selection of senior communities. Already Del Webb has several very nice Active Adult living communities around Atlanta, with it's Sun City Peachtree in Griffin and the wonderful Deaton Creek up I-85 down the road from Chateau Elan. If you have not visited Deaton Creek, I would suggest you do so, just to get familiar with the 55+ active adult community concept and their wonderful 35,00 square feet activity, which has everything.

Georgia is fortunately to also have the North Georgia Mountains where a lot of Atlanta people plan to retire. Reports of snow birds moving back up from Florida to North Georgia are frequent, especially around the Clayton GA area. Ellijay is a great second home and eventually retirement area, as well as Blue Ridge GA, Cumming, and convenient Dahlonega.

Then there is the Coastal Georgia area which is attracting people from all over to retire in that wonderful environment.St. Simons Island GA is famous for upscale retirement. The Village at Deaton Creek by Del Webb is located in Hoschton GA in Hall County. (near Chateau Elan) This adult senior community in North Georgia has 1,250 home sites on 545 acres. Prices are $190,000 to $366,000. The activity center (see below) has just opened and over 300 homes have sold. This seems like an excellent location for Atlanta residents.

Sun City Peachtree Pulte/Del Webb's Vikek is directing the development of Georgia's first Sun City Retirement Community in Spalding County on the south side of Atlanta Georgia. It will be a 3,400 homesite community and will include a 38,000 square foot amenity center, a championship gold course and a softball field. 55 and better community.

We attended the VIP event July 15th and viewed the model home park, the monument and fountains at the entrance and a bus tour of the lots. The event was packed and several people we talked with had their home plan picked out and were ready to buy. I think this will be a successful community.

We notice several new subdivision advertising "small town living" with new homes prices in the $170's to low $200s. Charming small downtown.

Georgia Income Taxes: Governor Sonny Perdue says if re-elected in 2006, he will have the Georgia's state income tax of 6% eliminated for seniors over 65 year old. He was re-elected. There is already a retirement income exclusion of about $17,000 year from state income tax for those over 62 years.

March 16, 2007 update: A $140 million-plus tax break did clear the committee intact, though: Gov. Sonny Perdue's HB 195, which would eliminate state income taxes on retirement earnings such as pension plans and 401(k)s.

"Twenty years from now, we want the state of Georgia to be a retirement haven," said state Rep. Rich Golick (R-Smyrna), the bill's sponsor. He said the break would encourage wealthy seniors to live here and spread around the money they would no longer be putting into state coffers -- offsetting the higher burden on taxpayers to subsidize their health care.
